Abdo Development is currently working on bringing a residential, restaurant, retail and office space to 1400-1404 14th Street NW — the northwest corner of 14th Street and Rhode Island Avenue NW.
The company is planning for 5,089 square feet of space on the ground floor for a restaurant plus 4,745 square feet in the basement for kitchen and storage, 4,575 square feet on the second floor for offices and an additional 906 square feet of retail space.
The new development (see the artist renderings at UrbanTurf) will feature four levels of residences, located on floors 3 through 6. There will be a total of 30 residential units, ranging in size from 351 to 1,136 square feet. Transcripts on the DC Office of Zoning website detail that the residences will be a combination of studios and one bedrooms.
According to Jim Abdo, the project is now fully approved and is moving forward.

There is never a lack of development news on 14th Street NW. In the past week, we’ve learned that one project is not moving forward and another announced their timeline for completion.The Housing Complex blog (Lydia DePillis) at Washington City Paper reports that local developer Jim Abdo has withdrawn his zoning application for a planned residential building on the last piece of vacant land on the 1400 block of Rhode Island Avenue NW. The lot is just around the corner from Abdo’s office on 14th Street NW.
Abdo Development announced plans to construct a 70-unit residential building on vacant land at 1427 Rhode Island Avenue NW back in August. Development of the plot would have completed the transformation of the block that began a decade ago. The 1400 block of Rhode Island NW is now a very desirable stretch in the neighborhood — long-time Borderstanis remember when that was definitely not the case.
Meanwhile, a few blocks north on the southwest corner of 14th and U Streets, developer JGB released a timeline for the construction of a mixed-use project. Work will get underway this month, and is expected to be completed December 2013. The development will include 268 luxury apartments and 40,000 square feet of ground floor retail.
New construction aside, the historic facades of businesses , and the businesses themselves — DC Noodles, Stem, Coppi’s and Utopia Bar & Grill — are to remain.

Anyone out on 14th Street NW this past weekend surely noticed the massive construction equipment lined up between S and T Streets in front of JBG Cos.’ 125-unit District Condos project. Lining the streets for 12 hours, the equipment was used to erect the construction tower and crane for that project. (Excavation was temporarily halted in May due to some problems with soil conditions.) In an email to nearby neighbors of the construction, James Nozar, development manager for JBG, reported that excavation work on the site is complete, and that the project is on track for completion by late summer or early fall 2012.

Washington Post food critic, Tom Sietsema, announced that two new Italian themed restaurants are in the planning stages for 14th Street NW. Abdo Development and Whisk Group are partnering on the restaurants.
A pizzeria/bakery style restaurant at 1601 14th Street, will be called Italian Shirt Laundry, a reference to the former tenant it replaces. Further south at 1404 14th Street (just north of Rhode Island Avenue), currently Abdo’s office, will be the more upscale restaurant, Italian Cinema. According to Sietsema’s column, the owners are aiming for an opening later this year.
The Abdo name will be familiar to many in Borderstan. The developer got his start in the Logan Circle neighborhood in the 1990s, transforming distressed historic structures into luxury condominiums. Some notable projects include the Willison at 1425 Rhode Island Avenue NW and the Emerson at 1220 N Street NW.
